Mortgage Pre Approval
Does Getting Pre Approved Hurt My Credit?
A mortgage credit pull is a hard inquiry with a small, temporary effect, and shopping several lenders inside the standard window generally counts once.
Updated 2026-08-21| Applies to: Buyers comparing lenders or worried about a credit pull.
The short answer
A mortgage pre approval creates a hard inquiry that typically costs a few points and fades within months. Multiple mortgage inquiries made during a short shopping window are generally treated as a single event by mortgage scoring models, so comparing lenders is not penalized the way people fear.
The fear of a credit hit keeps people from getting a real pre approval, which costs them far more than the inquiry ever would.
What an inquiry actually does
- Usually a small single digit point change for a borrower with established credit
- Effects fade over months and inquiries stop being scored after one year
- Mortgage inquiries inside the shopping window are typically de duplicated by mortgage FICO models
Soft pull versus hard pull
A pre qualification may use a soft pull or your stated numbers and does not affect your score. A documented pre approval requires a hard pull, and that is the version sellers and agents rely on.
Shopping without damage
- 1.Gather your rate quotes within a compressed window rather than over several months
- 2.Ask each lender for a Loan Estimate so you compare identical figures
- 3.Avoid applying for non mortgage credit during the same period
Scoring model behavior varies. General education, not a commitment to lend.

- Pre Qualification
- An early estimate of what you may be able to borrow, usually based on information you state rather than documents the lender has verified.
