What partnership looks like
Pre approvals that mean something
We review income, assets, and credit before your buyer shops, so the letter holds weight. Need it reissued at a different amount? We turn it around fast.
Scenario desk
Send an address and a price, and I will send back estimated payment, cash to close, and program options in plain language.
Buyer education you can forward
Each guide is written for a specific buyer situation — first time buyers, move up buyers, self employed borrowers, investors — so your client gets answers before they stall a deal.
Listing support
Financing notes for a specific property, including FHA and VA considerations, condo review issues, and renovation options for dated homes.
Investor financing
DSCR, portfolio, and bank statement structures for clients buying rentals who do not fit standard debt to income guidelines.
Communication through closing
Weekly status updates on every active file, plus direct access through underwriting, appraisal, and closing.
Have a buyer who doesn't fit the box?
Before you assume the deal doesn't work, let's look at the scenario. Here are some of the buyer situations we can help you work through.
Short on cash
Explore lower down payment and assistance strategies that may help reduce the buyer's upfront cash requirement.
Needs to buy before selling
Review ways to purchase the next home while managing the buyer's current home and moving timeline.
Self employed or 1099
Explore traditional and alternative ways to document income for business owners, self employed borrowers, freelancers, and 1099 earners.
Payment isn't working
Look at ways to restructure the numbers when the buyer likes the home but the estimated monthly payment is creating a challenge.
Investor or unique property
Review financing possibilities for rental properties, investors, and properties that may require a different financing approach.
EAD or visa status
Have a buyer with an Employment Authorization Document, visa, or other non permanent residency situation? Immigration and residency status can affect which mortgage programs and documentation requirements may apply. Send us the buyer's scenario and we'll help review the financing options that may be worth exploring.
Something else?
Job change, unusual income, previous loan decline, unique property, complicated financial situation, or simply not sure what fits? Send us the scenario before assuming the deal cannot work.
And if it's a straightforward Conventional, FHA, VA, or USDA buyer, we're here for that too. The goal is simply to find the financing strategy that fits the client and the transaction.
Availability of any strategy depends on the borrower, the property, and applicable guidelines. Nothing here is a commitment to lend or a guarantee of approval.
Have a buyer scenario? Send it over.
You don't need to know which loan program fits. Send the scenario and we'll help identify the financing options worth exploring. No approval, qualification, or specific outcome is promised.
Three strategies worth knowing before your next offer
Buyer can afford the payment but is short on cash
Eligible buyers may be able to pair assistance with conventional, FHA, VA, or USDA financing. Eligibility, income limits, and program availability vary and are confirmed case by case.
Buyer is hesitating on the payment
A properly structured 1 0 buydown temporarily reduces the buyer's payment during the first year of the loan. On eligible transactions we cover the cost of the 1 0 buydown, subject to program terms, eligibility, and transaction requirements. Not every borrower or transaction qualifies.
Have a buyer who found their next home but hasn't sold?
Financing strategies may exist for eligible homeowners who want to purchase before completing the sale of their current home, including buy now sell later structures, a HELOC, the Ultimate HELOC, bridge financing, or traditional financing where it works.
Specialty buyer solutions
Before you assume a buyer can't be financed, ask. These situations come up more often than most agents expect.
