How Long Do I Need to Be Self Employed to Get a Mortgage?
Whether one year of self employment is enough, when two years is required, and which documentation and programs open the door earlier.

The short answer
Two years is the common benchmark, but it is not a universal rule. Some programs allow a one year history when there is a documented track record in the same line of work, strong business documentation and supportive automated findings. Bank statement and other non QM options may work with shorter histories under their own rules.
What counts toward the history
- Time operating the business, evidenced by returns, licensing or a third party verification
- Prior employment in the same field, which can support a shorter self employment history
- Formal training or education relevant to the business
- A consistent pattern of income across the available period

When one year can work
A borrower who spent years as a W2 employee in a field and then started a business in that same field has a much stronger case than someone entering a brand new industry. Program eligibility, automated findings and lender overlays all factor in, so it must be checked file by file.
If tax returns understate the business
Bank statement programs calculate qualifying income from deposits with an expense factor applied. They typically require a larger down payment and price differently, but they can be the difference between buying now and waiting a year.

- Self Employed Income
- Income from a business you own or contract work. Conventional guidelines typically use net income after expenses, averaged over a documented period.
- Sole Proprietor
- An unincorporated business owned by one person, reported on Schedule C of the personal tax return.
- S Corporation
- A pass through corporation whose income flows to owners via W2 wages and K1 distributions, both of which underwriting reviews.
- K1
- The tax form reporting an owner's share of income from a partnership or S corporation, used with business returns to calculate qualifying income.
- Profit and Loss Statement
- A summary of business revenue and expenses over a period, often requested year to date to show a self employed borrower's current trend.
- Bank Statement Loan
- A loan that qualifies self employed income using deposits on personal or business bank statements instead of tax returns.
