Income Documents Needed for Mortgage Pre Approval
A source by source checklist of the income documents lenders request, why each one is needed, and what changes by borrower type and program.

The short answer
Most wage earners need recent paystubs, the last one to two years of W2s, and identification, with tax returns added when there is self employment, rental property, commission with expenses, or other complex income. Every additional income source has its own documents: award letters for benefits, court orders for support, leases or Schedule E for rentals, and business returns plus a profit and loss statement for business owners.

Why requirements differ
Automated underwriting can reduce documentation for strong files, and some programs require more than others. That is why two borrowers with similar jobs can get different document lists.
Documents you will be asked for again
Paystubs and bank statements go stale. Expect an updated set before closing, plus a final verification of employment. Gathering them promptly is the single easiest way to keep a file on schedule.

- Pre Approval
- A lender's written statement of how much you can likely borrow after reviewing your credit, income and assets. It is based on documentation, not just a conversation.
- Verification of Employment
- A lender's confirmation of your employment, typically written early in the process and verbally again shortly before closing.
- Profit and Loss Statement
- A summary of business revenue and expenses over a period, often requested year to date to show a self employed borrower's current trend.
- K1
- The tax form reporting an owner's share of income from a partnership or S corporation, used with business returns to calculate qualifying income.
- Qualifying Income
- The monthly income figure an underwriter can actually use after documentation, calculation and continuance rules are applied. It is often different from what you earn.
