What VA minimum property requirements cover, common repair triggers on older Northeast Ohio homes, and how to handle a conditional appraisal.

The short answer

VA minimum property requirements are condition standards intended to ensure the home is safe, structurally sound and sanitary. A VA appraiser notes items that must be corrected, commonly involving roofing, mechanical systems, water intrusion, peeling paint on older homes, and functional utilities. Conditions can usually be resolved before closing through repairs or negotiation.

What tends to be flagged

  • Active roof leaks or a roof at the end of its life
  • Non functioning heating systems, which matter in Ohio climate zones
  • Standing water, drainage problems or evidence of ongoing water intrusion
  • Peeling or deteriorated paint on homes built before 1978
  • Missing handrails, broken windows, unsafe steps and similar safety items
  • Wells and septic systems that do not meet applicable standards

Why it matters here

Much of Northeast Ohio's inventory is older, and a well maintained older home usually passes without drama, while a long deferred maintenance property can accumulate conditions quickly. Knowing this before writing an offer changes which homes are realistic.
