Can Child Support Be Used as Income for a Mortgage?
When child support counts as qualifying income, the documentation and receipt history lenders look for, how continuance is measured, and when it can be grossed up.

The short answer
Child support can often be used when it is documented by a court order or written agreement, you can show a consistent receipt history, and the payments are expected to continue for a defined period after closing, commonly at least three years. You are generally not required to disclose child support at all if you do not want it considered for qualification.
What lenders typically want to see
- The court order, divorce decree or written separation agreement showing the amount and end date
- Proof of receipt, often bank statements or a state payment record covering recent months
- Evidence the payments have been consistent and full, not sporadic or partial
- Confirmation that the required continuance period remains
Continuance and the age of the child
Support usually ends at a defined age or event. Underwriters count the remaining months. If a child turns eighteen next year, that support generally will not carry the file, even with a perfect payment record.
Voluntary and informal support
Payments with no court order or written agreement are difficult to use because there is nothing establishing the obligation or its duration. A documented agreement plus a long receipt history gives the best chance.
Grossing up
Because child support is generally not taxable to the recipient, some programs allow it to be grossed up by a set percentage. The allowance and percentage vary by program and lender, so it should not be assumed.
You get to choose
Alimony, child support and separate maintenance income do not have to be revealed if you do not want it considered for repaying the loan. If your ratios work without it, leaving it out can simplify the file.

- Assuming any support payment counts without documentation
- Overlooking that the remaining term, not the history, often decides it

- Child Support
- Court ordered support for a child. It can be qualifying income with documentation and remaining term, and it is a monthly liability for the payer.
- Alimony
- Support paid to a former spouse. Recipients may choose whether to have it considered as qualifying income; payers usually see it counted as debt.
- Continuance of Income
- The expectation that an income source will keep coming for the period a loan program requires, often about three years for sources with an end date.
- Qualifying Income
- The monthly income figure an underwriter can actually use after documentation, calculation and continuance rules are applied. It is often different from what you earn.
