Cash to Close vs Down Payment: Why They Are Different

Your down payment is only part of the money due at closing. Here is what makes up cash to close and why the number moves.

The short answer

Cash to close is the down payment plus closing costs and prepaid escrow items, minus your earnest money and any seller or lender credits. That is why the final number is usually higher than the down payment alone and can change slightly right up to closing.

The most common closing week surprise is not a bad one, it is a math one. People budget the down payment and forget the rest.
