Assets & Cash to Close
Cash to Close vs Down Payment: Why They Are Different
Your down payment is only part of the money due at closing. Here is what makes up cash to close and why the number moves.
Updated 2026-08-21| Applies to: Buyers budgeting for closing day.
The short answer
Cash to close is the down payment plus closing costs and prepaid escrow items, minus your earnest money and any seller or lender credits. That is why the final number is usually higher than the down payment alone and can change slightly right up to closing.
The most common closing week surprise is not a bad one, it is a math one. People budget the down payment and forget the rest.
What goes into the number
| Component | Effect |
|---|---|
| Down payment | Adds |
| Loan and title closing costs | Adds |
| Prepaid interest, first year insurance, escrow deposits | Adds |
| Earnest money already paid | Subtracts |
| Seller credits | Subtracts |
| Lender credits | Subtracts |
Why it changes
- Closing date moves, changing prepaid interest and escrow deposits
- The tax or insurance figure is finalized
- A seller credit is negotiated after inspection
- You change your rate, points or lender credit
Getting it right
Use the Loan Estimate for planning and the Closing Disclosure for the final figure. The title company confirms wiring instructions, and those instructions should always be verified by phone using a number you already have.
Estimates are illustrative. Your actual figures come from your Loan Estimate and Closing Disclosure.
