What to Expect on Closing Day
A step by step look at closing day: the final walkthrough, funds transfer, documents you sign, and when you actually get the keys.

The short answer
Closing day is a signing appointment, usually under an hour, where you sign the note and mortgage, the funds are disbursed, and the deed is recorded. Bring a government photo ID, and send your cash to close by wire or certified funds ahead of time.
By the time you reach the closing table, the work is done. The appointment itself is administrative, and surprises at this stage usually mean something was missed earlier.
The days before
- 1.You receive the Closing Disclosure at least three business days before closing
- 2.Review the numbers against your most recent Loan Estimate and ask about differences
- 3.Confirm wire instructions by calling the title company at a number you looked up yourself
- 4.Complete the final walkthrough, usually within 24 hours of closing
What you sign
- The promissory note, your promise to repay
- The mortgage or deed of trust, which secures the loan against the property
- The Closing Disclosure and settlement statement
- Occupancy, escrow and servicing disclosures
- The deed, signed by the seller
What to bring
- Government issued photo identification for every borrower
- Any remaining funds if not already wired
- Proof of homeowners insurance if the title company did not receive it
When you get the keys
On a purchase, keys typically transfer after the loan funds and the deed is recorded, which is often the same day. On a refinance of a primary residence, federal rules provide a three business day right to cancel, so funding happens after that period.
Closing procedures vary by state, title company and loan type. This is general education, not a commitment to lend.
