What Does Clear to Close Mean?
Clear to close means underwriting is finished and closing documents can be prepared. Here is what still has to happen and how long it usually takes.

The short answer
Clear to close means the underwriter has signed off on every condition and the lender can prepare closing documents. Closing usually happens a few days later because the Closing Disclosure has to be delivered at least three business days before you sign, and the lender may still re verify credit and employment.
Clear to close is the milestone people wait for, but it is not the finish line. It means the underwriting decision is final subject only to routine final checks.
What happens after clear to close
- 1.The Closing Disclosure is issued and the three business day waiting period starts
- 2.The title company prepares the settlement statement and the final cash to close figure
- 3.The lender may re verify employment and refresh credit or a debt monitor
- 4.You wire funds or bring a cashier's check, and the final walkthrough happens
- 5.You sign, the loan funds, and the deed and mortgage are recorded
Can something still go wrong?
Rarely, but yes. New debt, a job change, an insurance cancellation or a title problem discovered late can all reopen the file. The safest approach is to change nothing until after funding.
