Documents Needed to Refinance

A practical refinance document checklist covering income, assets, property, insurance and the items unique to refinance transactions.

The short answer

Most refinances require recent paystubs, W2s or tax returns, bank statements, a photo ID, your current mortgage statement, homeowners insurance information, and HOA details if applicable. Self employed borrowers add business returns and profit and loss statements, and investment properties add leases. Providing complete documents up front is the single largest factor in how fast the loan closes.

Core checklist

  • Photo identification
  • Most recent paystubs covering a full month
  • W2s or 1099s for the most recent years required by the program
  • Personal tax returns when self employed, commissioned or using rental income
  • Recent bank and asset statements, all pages
  • Current mortgage statement for every lien on the property
  • Homeowners insurance declaration page and agent contact
  • HOA or condo association contact and dues information
  • Leases for any rented units

Refinance specific items

  • Authorization to request a payoff statement from your servicer
  • Evidence of the property's current occupancy status
  • Prior title policy when available, which can reduce title costs
  • Documentation of any recent renovation when the value depends on it
  • Trust documents when the property is held in a trust

How to send them

Send complete PDFs rather than partial screenshots, and include every page even when a page is blank. Missing pages are the most common cause of repeat requests in underwriting.
