Rate and Term vs Cash Out Refinance
How rate and term refinances differ from cash out refinances in pricing, equity requirements, underwriting and what you can do with the proceeds.

The short answer
A rate and term refinance changes your interest rate, your term or both, and returns little or no cash to you. A cash out refinance increases the loan balance above the payoff so you receive funds at closing. Cash out generally requires more equity, prices slightly higher and is underwritten more conservatively, because the lender is increasing your debt rather than restructuring it.
The distinction matters more than most homeowners expect. It affects the rate you are quoted, how much equity you must retain, and in some cases whether the loan is possible at all.

Where the line gets blurry
- Small amounts of incidental cash back can still be treated as rate and term on some programs, within defined limits.
- Paying off a second mortgage or HELOC may or may not be treated as cash out, depending on when it was taken and what it was used for.
- Rolling closing costs into the balance is usually allowed on rate and term without converting the transaction.
Choosing between them
If your only goal is a better rate or a faster payoff, rate and term is almost always the cheaper path. If you need funds, compare a cash out against a second mortgage or HELOC, especially when your existing first mortgage carries a rate you would not want to give up.
If you have a low first mortgage rate, do not assume cash out is your only option. I will price a cash out against a second lien so you can see both.
