How Long Does It Take to Get a HELOC?
Realistic HELOC timelines, what actually drives the calendar, which programs may offer expedited processing, and how to avoid the common delays.
Updated 2026-08-21| Applies to: Homeowners who need to plan around a HELOC funding date.
The short answer
Most HELOCs close in a few weeks rather than a few days, and the calendar is driven by valuation method, title work, documentation turnaround and the federally required rescission period on a primary residence. Certain eligible HELOC programs may offer expedited processing or closing timelines. Actual timing depends on borrower eligibility, property requirements, documentation, title, valuation, lender requirements and other conditions.
What drives the timeline
| Step | What can slow it |
|---|---|
| Application and disclosures | Waiting on signatures or missing borrower information |
| Income and credit review | Incomplete documents, self employed income needing analysis |
| Valuation | Full appraisal scheduling, rural properties, access issues |
| Title | Undisclosed liens, name discrepancies, probate or judgment items |
| Closing and rescission | Right of rescission on a primary residence delays access to funds |
Expedited programs
Some lenders offer streamlined equity lines that lean on automated income verification, automated valuation and electronic closing. Those programs can be materially faster than a traditional line, but eligibility is narrow, and no closing date is guaranteed until the file is approved and cleared to close.
How to move faster
- 1.Send every document in the first request rather than in pieces
- 2.Disclose all liens, including solar, HVAC and home improvement financing
- 3.Keep the property accessible if an inspection is ordered
- 4.Confirm the exact spelling of names on title and identification
- 5.Respond to conditions the same day
On a primary residence, federal law generally provides a rescission period after signing before funds are disbursed. That waiting period is part of the timeline and cannot be waived except in narrow circumstances.

Common mistakes to avoid
- Committing to a contractor payment date before the line is cleared to close
- Assuming a marketed timeline applies to every borrower and property
- Forgetting the rescission period when planning access to funds
