What Documents Are Needed for a HELOC?

The short answer
Expect income documentation, a current mortgage statement, evidence of homeowners insurance, identification, and property and title information. Lines with expedited processing can rely on automated income and valuation checks that reduce the list, while larger lines, unusual properties and non owner occupied requests almost always require full documentation.
Standard checklist
- Photo identification for each borrower on title
- Recent pay stubs and W-2s, or tax returns and a profit and loss for self employed borrowers
- Most recent mortgage statement for every lien on the property
- Declarations page for homeowners insurance, and flood insurance if applicable
- HOA statement if the property is a condo or in an association
- Leases for investment or multi unit property
What the lender pulls on its own
- Credit report and score
- Property valuation, which may be automated, drive by, desktop or a full appraisal
- Title work confirming ownership and existing liens
- Property tax records
How to shorten the process
- 1.Send complete statements including every page, even blank ones
- 2.Match names and addresses across documents
- 3.Disclose all liens up front, including solar and HVAC financing
- 4.Respond to conditions the same day when possible
