How the VA interest rate reduction refinance loan works, what documentation is reduced, seasoning rules, and how it compares to a VA cash out refinance.

The short answer

The VA interest rate reduction refinance loan, commonly called an IRRRL, is a streamlined refinance available on an existing VA loan. It generally requires reduced documentation, often does not require a new appraisal, and must produce a tangible benefit such as a lower rate or a move from an adjustable to a fixed rate. It cannot be used to take cash out.

Watch the recoupment math

Because the fee structure is small, IRRRLs are attractive, but costs still exist. Ask for the recoupment period in months and compare it to how long you expect to keep the loan.

If you have a VA loan from a higher rate period, this is often the cleanest refinance available. I will quote it with and without lender credits.
