VA IRRRL Streamline Refinance Explained
How the VA interest rate reduction refinance loan works, what documentation is reduced, seasoning rules, and how it compares to a VA cash out refinance.
Updated 2026-08-21| Applies to: Veterans and service members who already hold a VA mortgage.
The short answer
The VA interest rate reduction refinance loan, commonly called an IRRRL, is a streamlined refinance available on an existing VA loan. It generally requires reduced documentation, often does not require a new appraisal, and must produce a tangible benefit such as a lower rate or a move from an adjustable to a fixed rate. It cannot be used to take cash out.
Key characteristics
- Available only when refinancing an existing VA loan into a new VA loan.
- Documentation is reduced compared with a full refinance.
- An appraisal is frequently not required.
- A net tangible benefit test must be met.
- Seasoning requirements govern how soon it can be done after the prior loan.
- A reduced funding fee typically applies unless you are exempt.
IRRRL versus VA cash out
| Feature | IRRRL | VA cash out |
|---|---|---|
| Cash to borrower | Not permitted beyond limited exceptions | Permitted |
| Appraisal | Often not required | Required |
| Documentation | Reduced | Full |
| Occupancy | Prior occupancy may satisfy the requirement | Occupancy required |
| Use case | Lower the rate or leave an ARM | Access equity or refinance a non VA loan into VA |
Watch the recoupment math
Because the fee structure is small, IRRRLs are attractive, but costs still exist. Ask for the recoupment period in months and compare it to how long you expect to keep the loan.
If you have a VA loan from a higher rate period, this is often the cleanest refinance available. I will quote it with and without lender credits.
